Mission West Properties Inc. is exploring a possible sale of the company due to improving market conditions.

The Cupertino, Calif., REIT focuses on research and development properties in the Silicon Valley area of California.

It owns and manages 111 properties containing about 8 million square feet. About 15 buildings in Milpitas, Calif., containing 738,000 sf are in the process of being sold for residential development.

The company in 2007 came close to being sold in a $1.8 billion transaction, but the deal was scuttled when capital markets collapsed.
