Waterton Raises $222Mln for Latest Fund With CalSTRS

WatertonAssociates has raised $222 million of equity commitments for WatertonResidential Property Fund X.

CaliforniaState Teachers Retirement System committed 90 percent of the capital for thefund, the fourth Waterton vehicle in which it has invested.

Thefund will pursue value-add and opportunistic investments in apartmentproperties across the country. It not only will pursue investments inproperties, but also performing and nonperforming debt on apartment properties. With leverage, the fundcould have an investment capacity of about $635 million.

Thefund has completed its first investment, buying Parc at Pruneyard, a 252-unitproperty in Campbell, Calif., which is just outside of San Jose. The complexwas constructed in 1968 and Waterton said it planned to upgrade unit interiorsand the exterior.

Waterton,headquartered in Chicago, was founded in 1995 by David Schwartz and Peter Vilimand has since invested in more than $3.1 billion of real estate, encompassing39,000 apartment units.
