CapStack Partners Launches Investment Management Platform

The New York investment advisory shop has lined up an investment mandate for workforce-housing properties, putting it in the investment management business. It's completed its first investment and is aiming to build a portfolio of up to 2,000 units in the coming year. It will continue to serve as an investment adviser, viewing its two lines of business as complementary.

CapStack Partners, a six-year old commercial real estate investment adviser, has made the move into the investment management business.

The New York company, founded and led by David Blatt, an opportunistic investor who previously had bought distressed loans, among other assets, has lined up capital to pursue investments in value-add and opportunistic apartment properties in the Southeastern United States. It's completed its first investment, paying $35.5 million for three properties in Nashville, Tenn., with a total of 475 units, and is aiming to build a portfolio of 1,500 to 2,000 units by the end of the year. It's pursuing investments in the Atlanta, Charlotte and Raleigh, N.C., Dallas, San Antonio and Austin, Texas, areas.
