Manhattan Rents Slipped Last Year, But CMBS Collateral Outperformed

Median rents for apartment, retail, office and hotel properties in Manhattan declined or remained about the same last year, when compared with 2016. But, according to Kroll Bond Rating Agency, that didn't have much of an impact on CMBS loans.

Median rents for apartment, retail, office and hotel properties in Manhattan declined or remained about the same last year, when compared with 2016. But, according to Kroll Bond Rating Agency, that didn't have much of an impact on CMBS loans.

The rating agency found that 80.7 percent of properties in those sectors that secure CMBS loans are in submarkets that outperformed Manhattan as a whole, in terms of rents. They're in areas, such as the Plaza District, Grand Central and Times Square, where rents have not declined by as much as they have in other submarkets.

Roughly $30.7 billion of loans in Kroll-rated CMBS deals are backed by those property types in Manhattan. Office properties account for 74.2 percent, or $22.8 billion; retail accounts for 13.9 percent, or about $4.3 billion; hotels account for 6.7 percent, or about $2.1 billion; and apartments account for 5.2 percent, or about $1.6 billion.

Kroll, using CoStar Group data, determined that median office rents in Manhattan had declined 0.9 percent last year to about $68/sf, marking the first decrease...
